We act under power of attorney

In most cases we act under a power of attorney. This means you don’t need to worry about anything beyond signing the power of attorney: we take care of the entire process on your behalf, whether as a buyer or as a seller.

What our representation includes

• Opening the bank account required for the transaction.
• Drafting the reservation and purchase agreements.
• Negotiating with the buying or selling party.
• Organising and attending the signing of the deeds before the notary, signing on your behalf.
• Transferring ownership of utilities (water, electricity, internet, gas, and other services), setting up direct debit for all payments, and having invoices sent directly to your email.
• Registering with the relevant municipal service for property tax (IBI) and waste collection management.
• Managing payment of all taxes arising from the transaction, through the tax advisor we work with.
• For resale property purchases, registering the purchase with the Land Registry (Catastro).

A typical example

A typical purchase case also includes, in addition to the representation service, obtaining NIE numbers, managing mortgage loans, and, where applicable, managing tourist licences.
